Adverse weather, synonymous with the winter months can have a detrimental effect on a building, causing issues which may result in business closure or large-scale repairs. It is important therefore, to consider the seasonal maintenance tasks which can be completed in the run up to and during the cooler months to ensure any problems are spotted early on.Maintenance - hsi -

One of the easiest ways to ensure your building gets the attention it needs is to implement a planned maintenance schedule through facilities management companies such as MSL Property Care Services. Planned maintenance schedules ensure that you are prepared ahead of time, and any unplanned repairs are identified and resolved.

Here we will discuss just some of the maintenance tasks which should be considered over the winter period.

Heating

In the midst of cold weather, there is nothing worse than a malfunction with the heating system. Not only can it be uncomfortable and reduce employee morale, it can also lead to dangerous working conditions and businesses having to close whilst repairs take place, costing a huge amount in both business downtime and repair fees.

In the lead up to the cooler months, a full inspection of the heating system should take place which can highlight any issues and ensure your system is running correctly.

Inspect Pipes

A common concern during the cooler months is pipes freezing, which can lead to a range of issues affecting water supply and drainage, along with causing the pipe to burst and need replacement. Should a pipe burst, or water supply be affected, your facility may have to close, and business will be interrupted until repairs take place.

It’s important to check all pipes over and inspect for any damage or cracks. Additionally, insulating external pipes can help to mitigate the risk. If your property is left empty for a long period of time during the cooler months, it’s important to ensure the heating is on a schedule to turn on and keep pipes warm.

Energy Efficiency

Gaps in doors and windows can play havoc during the winter months, driving up your energy bill and reducing efficiency whilst making the working environment uncomfortable. All doors and windows should be inspected, and any gaps identified and filled. Insulation should also be checked for any damage or missing areas, and these should be replaced. You can also install additional insulation in the roof to help keep your building warm.

For larger business, ESOS assessments may be necessary, and a facilities management company can carry this out for you; the assessment will identify any areas of energy wastage and ways this can be improved.

Roof Inspection

Leading up to the winter months, and immediately after, when the weather allows, it’s important to inspect the roof. Winter can bring with it a range of weather from high winds, snow, ice, rain, and hail, each of which can cause damage to a property. Your roof should be inspected by a professional to ensure safety, and any leaks and cracks identified should be repaired, along with debris on the roof and guttering being removed.

Snow and Ice Preparation

Whilst snowfall isn’t always a guarantee, it is still important to be prepared. Snow and ice can cause major disruptions to businesses, causing closures and even workplace accidents if not dealt with correctly. Equipment such as snow shovels, de-icers and grit salts should be on hand for if heavy snow or ice should appear. It is important to consider whether the workplace is a safe place, and close if the weather becomes too adverse.

Landscape

The surroundings to your building can also cause issues to your property in the winter months, and it’s important to consider whether landscaping is necessary. Large trees for example can cause issues from broken and falling branches, which can lead to external damage to your property and also create serious health and safety risks.

Winter months can pose a range of challenges for a business, and especially in the current business climate, therefore it’s important to protect your property to avoid any unwelcome repairs. Pre-planning and being proactive with your maintenance strategies can help to not only save you money but time and help to ensure business continuity.
